Online estimates can be off by tens of thousands of dollars in Vernon. They can't see your renovated kitchen, the suite downstairs, the view from the deck or the busy road out front. The best guide to what your home is worth is what similar homes near you have actually sold for, adjusted for the things that make yours different.
That's what this site is for. Every number here comes from real sales on the MLS® system, broken down by neighbourhood, and every guide is written for sellers in Vernon and Coldstream, not a generic North American audience.

How I work out what your home is worth
- I look at what's sold near you. Recent sales of similar homes in your neighbourhood, ideally within the last three to six months.
- I adjust for the differences. Size, age, updates, lot, suite, view, parking, and anything that makes your home more or less appealing than the ones that sold.
- I check the competition. What's for sale now is what buyers will compare your home to, so pricing has to make sense next to it.
- I give you a range, not a single number. A likely sale price and the asking price I'd recommend, with the reasons behind both.
It's free, and you're under no obligation to list with me. If the honest answer is "wait until spring", that's what I'll tell you.

Frequently asked questions
How accurate are online home value estimates in Vernon?
They're a rough starting point at best. Automated estimates rely on assessment data and nearby sales, but they can't see condition, renovations, suites, views or what's for sale right now. In a market with relatively few sales, like most Vernon neighbourhoods, they can be off by a wide margin. A real estate agent's evaluation compares your home to specific recent sales and adjusts for the differences.
Is my BC Assessment value what my home is worth?
Not exactly. Your assessment estimates market value as of July 1 of the previous year, using mass appraisal of area sales rather than a look at your home. The market can move a lot since then, and your home's condition and updates may not be reflected. Here's how the two compare.
Does a home evaluation cost anything or commit me to listing?
No. It's free and there's no obligation. Many people ask just to know where they stand for planning, refinancing or downsizing decisions.
How long does it take to get my evaluation?
Usually within one business day. If I need to see the home to account for renovations or a suite, I'll ask to book a short visit.
